Building Survey - Structural Survey

The Building Survey report is individually written for each property covers those parts of it which are readily visible and accessible including any roof space. a full inspection with test of services and machinary where practical, also includes photographs to clarify any doubt and sketches of floor plans and elevations to help to localize the problems if those are necessaries.

The report will include a general description of the property, however, in some cases the full condition of a property can only be ascertained by specialist tests, which can´t be undertaken as part of the survey.

In the end, the attitude I take during the inspection is as a buyer intending to occupy the property checking those items that will affect proper use of it. In the same way I also make comments upon any legal or other relevant documents with which I have been provided.

If the client has aparticular concern, special attention will keep during the inspection. Depending upon work levels, properties are normally inspected within 24/48 hours of instruction.

Usually, references to the Structural Survey are included in the Building Survey.

I do not carry out specifically a Structural Survey, as generally that would involve breaking into walls, floors, structure which is normally required to find the cause of a fault evidence of which has been found earlier.

that would involve breaking into the walls, floors, structure, which is normally required to find the cause of a fault evidence of which has been found earlier.

If there is any special situation it will be indicated for further investigations and in these circumstances professional fees would be charged according to the particular case.

I advise the Building Survey be undertaken before a deposit is placed to reserve a property, unless this one is fully refundable in the event that an adverse report is obtained, it can help your solicitor to insert the appropriate clauses on the initial agreement to protect  the client´s interest, having a basis for negotiation if the critical elements listed in the Building Survey were not taken into consideration on the asking price.

Some Testimonials belong to clients that had pass for this experience.

Conservation and maintenance of buildings

In order to fulfill its aim, all construction must assure the conservation and availability of the precise material means for its use. Based on this premise, the maintenance of the construction and its facilities guarantees the habitability of the building and allows it to reach its optimal useful life, conserving or even raising its economic value.

If there is an analogy between the health of people and buildings, where maintenance plays a role analogous to Medicine, we can consider maintenance to be the medical science of buildings in their use and operation. From an industrial point of view, maintenance is an indirectly productive activity, necessary but insufficient.

Nevertheless, from the point of view of architectonic technique, it bears a close relationship with other technical functions of construction. The process of construction can be divided between four technical functions: Project, Construction, Maintenance and Quality.

The three first follow one another in time with partial superpositions, while the last spans and is superimposed on the other three. It can be determined that the useful life of the building is predetermined by these four closely related functions, understanding by useful life that time during which the functional requirements of quality and cost are maintained.

Energy Performance Certificates

Energy Performance Certificate (EPCs) are needed whenever a property is built, sold or rented. If you already own your home, the process of getting an EPC produced can help you identify ways to improve the energy efficiency of your home.

As EPCs are valid for ten years, you will then have an accurate EPC ready if you decide to sell or rent within this period (unless you improve your home subsequently, in which case you may wish to get a fresh EPC done to include those improvements). It gives a property an energy efficiency rating from A (most efficient) to G (least efficient).

Whether you're looking to buy a or rent a new home check the Energy Performance Certificate rating, Going through it you can get information knowing where the property has i.e. its weak points regarding thermal insulation, it means construction elements without a good thermal transmittance.

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient).

There are some buildings that don’t need an EPC, these include:

.- places of workshop

.- temporary buildings that will be used for less than 2 years

.- stand-alone buildings with total useful floor space of less than 50 sq m

.- industrial sites, workshops and non-residential agricultural buildings that don’t use a

   lot of energy

.- some buildings that are due to be demolished

.- holiday accommodation that’s rented out for less than 4 months a year or is let   under a license to occupy

.- listed buildings

.- residential buildings intended to be used less than 4 months a year

Improve your home

If you're doing or need to do improvements to your home, why not think about making energy efficiency improvements at the same time? It works out cheaper to do everything at once saving money on your energy bills, improving the comfort of your home and the new E.P.C. qualification.
